1-15 E. Oak Street, built in 2009, is a 6-story commercial building in the City's River North neighborhood occupied by Barnes New York. The building is primarily clad with precast concrete panels, with aluminum curtainwall and decorative metal panels.
As Project Architect and Preservation Specialist, I served as a consultant to Western Specialty Contractors, to perform a Critical Examination Report on the building's exterior, in accordance with the City of Chicago's exterior wall ordinance.
After an initial inspection from the ground and reviewing existing drawings and construction details, I completed a close-up visual inspection of each building elevation parallel to the public way using an articulating boom lift. The inspection uncovered some minor deficiencies in the exterior precast concrete cladding, including non-structural cracking of the surface concrete due to the corrosion of reinforcing steel placed too close to the surface. The report documented all found deficiencies and provided recommendations for necessary localized repairs.
Upon completion, I submitted the report to the City for review and public record.
