RATIO was selected to lead the adaptive reuse of the former Hawks Furniture Building as the Hawks Art & Enterprise Center, an affordable live/work facility for local artists. The complex, listed in the National Register of Historic Places as part of the Goshen Historic District, consists of a series of late nineteenth century and early twentieth century masonry structures located adjacent to the Hydraulic Canal.
The project included the rehabilitation of the southern portion of the complex, creating 35 affordable and market-rate apartments with artist studio space within each unit, as well as tenant amenity spaces. Rehabilitation work included selective demolition, exterior masonry restoration, window replacement, reroofing, site improvements, interior structural repairs, and new interior build-out, finishes, and MEP systems. To celebrate the industrial history and aesthetic of the building, the interior features exposed brick walls, wood columns and floor structure, and exposed mechanical systems throughout.
Upon starting my new position at RATIO in 2014, I was responsible for completing construction documents, coordinating specifications, and for completing construction administration services, which included regular site visits and owner/architect/contractor meetings. The project was completed in April, 2015.
