The Hotel Plaza in downtown Joliet, Illinois was built between 1908-1910 and was originally named The Hobb Hotel, featuring ground floor commercial tenants with two stories of hotel rooms above. The building was heavily remodeled in 1951, including the removal of the original cornice and addition of a fourth story. The building currently houses 98 SRO-style apartment units above the ground floor retail.
In conjunction with the City of Joliet, the building owner enlisted RATIO to prepare a Conditions Assessment and Feasibility Study to evaluate the existing conditions of the building identify necessary repairs and improvements, and providing recommendations for the renovation of the building from SRO occupancy to market-rate apartments.
I was directly responsible for engaging the client and all associated marketing and proposal efforts, organizing the project team and consultants, completing the assessment, preparing recommendations and space planning for the proposed renovations, providing creative financing solutions, and completing the report. Following the report, I met with both the client and City representatives to review my suggestions and determine next steps. The project is currently awaiting further City review and approval.
